I.Overview

The practice, in brief.

VanWest Law acts for purchasers, sellers, refinancers, landlords, and tenants on residential and commercial real estate transactions across the Greater Toronto Area. Each file is opened with a written scope, fixed-fee quote, and clear timeline for the diligence and closing steps that follow.

Title and off-title searches are completed proportionate to the property and the intended use. Lender requirements are reviewed early. Conditions are tracked in writing. Where unusual matters surface in diligence, they are raised promptly so the parties have time to respond well before the closing date.

Residential purchases & sales

Resale and pre-construction homes, condos, and multi-unit residential. Title search, off-title searches, title insurance, lender liaison, statement of adjustments, and closing.

Commercial real estate

Owner-occupied commercial purchases and sales, multi-tenant properties, mixed-use buildings, and small-scale investment properties. Diligence calibrated to the use case.

Refinancing & mortgages

Conventional and private mortgage closings, second mortgages, lender requirements review, and discharge of existing security. Coordinated with your broker and lender.

Commercial & residential leasing

Lease drafting, review, and renegotiation for landlords and tenants. Subleases, assignments, and lease amendments. We focus on the clauses that actually drive risk.

Title insurance & off-title diligence

We arrange title insurance with established Canadian providers and run the off-title searches (zoning, work orders, taxes, water, utilities) appropriate to the property and the use.

Corporate property structuring

Holdco / opco structures for real estate ownership, severances, beneficial ownership documentation, and coordination with our accounting partner on the tax implications.

Open the file

Secure digital intake is opened within hours of an accepted agreement. Conflicts are cleared, scope is confirmed, and a fixed legal fee with itemized disbursements is provided in writing.

Diligence

Title and off-title searches, lender requirements review, title insurance, and condominium status-certificate review where applicable. Issues are flagged early, not on the eve of closing.

Closing preparation

Statement of adjustments prepared, signing appointment scheduled, funds requested, and lender documents executed. The client receives a clear summary of what to expect at the signing.

Close and report

Closing, registration, and a post-closing report including the title-insurance policy and a concise summary of the file for the client's records.
